When the folks at St. Frances first came to us, they had a variety of comfort and cost concerns that needed a solution. Their 30-year old system consisted of multiple chilled water/hot water fan coils throughout the space. The antiquated system was powered by a commercial oil burner and a Carrier chiller with remote condensers. Pipes were corroded and leaking, creating mold, which was a health and safety concern. And the condenser was extremely loud, causing noise variance issues with their neighbors. In addition, the parish wanted to “go green” and reduce operating expenses.
Precision-Aire designed and installed a new Mitsubishi VRF system that eliminated the need for the chiller and oil burner altogether, making this single system the sole source of air conditioning and heating. We added additional zones as well as the ability to simultaneously heat and cool, equating to more comfort for the residents. The control system was completely upgraded to digital and the now fully-automated system decreased the maintenance calls substantially and gave the building manager and end-users remote access. The old boiler, chiller, and condenser, no longer needed, were removed and space was reclaimed in the mechanical area.
